This service is focused on securing high-quality tenants and establishing a strong, compliant tenancy foundation.

Our service includes:

  • Detailed rental valuation and strategic market positioning
  • Preparation of premium property marketing materials
  • Coordination of Energy Performance Certification (EPC) – additional cost
  • Arrangement of Gas Safety and Electrical compliance certification – additional cost
  • Conducting accompanied, professionally managed viewings
  • Comprehensive tenant referencing, including financial and employment verification
  • Negotiation of tenancy terms with discretion and expertise
  • Preparation of a fully compliant Assured Shorthold Tenancy Agreement
  • Inventory and schedule of condition preparation – additional cost
  • Independent check-in inspection with incoming tenants
  • Collection and initial handling of rent and deposit funds
  • Deposit transfer to landlord or registration in accordance with legislation – additional cost
  • Provision of tenant payment instructions for ongoing rent

Fee:

  • One-off charge equivalent to 3 weeks’ rent + VAT
  • Minimum fee: £500 +VAT

Rent Collection Service

We ensure rent is handled with precision, consistency, and accountability providing reassurance and structure throughout the tenancy.

Our service includes:

  • Professional rental appraisal and strategic positioning
  • Bespoke marketing and tenant sourcing
  • EPC coordination – additional cost
  • Arrangement of statutory safety compliance (Gas & Electrical) – additional cost
  • Accompanied viewings conducted with care and discretion
  • Full tenant vetting, referencing, and affordability assessment
  • Tenancy negotiation and agreement finalisation
  • Preparation of a legally compliant tenancy agreement
  • Inventory and schedule of condition – additional cost
  • Professional check-in appointment
  • Secure holding of tenancy deposit as stakeholder
  • Full registration of deposit with an approved scheme such as Tenancy Deposit Scheme
  • Monthly rent collection and reconciliation
  • Funds remitted to landlords typically within 5 working days
  • Detailed monthly financial statements
  • Ongoing rent monitoring and arrears management

Fee:

  • 8% + VAT of monthly rental income (throughout tenancy)
  • 2.5 weeks’ rent + VAT (initial onboarding fee)

  • Rigorous tenant referencing, credit assessment, and guarantor arrangements where required
  • Tenancy negotiation and agreement structuring
  • Preparation of compliant tenancy documentation
  • Bespoke inventory and schedule of condition – additional cost
  • Professional check-in and tenant onboarding
  • Deposit registration and safeguarding via approved schemes (e.g. Deposit Protection Service or MyDeposits)
  • Monthly rent collection with prompt landlord remittance (typically within 5 working days)
  • Full financial reporting and statement provision
  • Coordination of all maintenance, repairs, and contractor management
  • Supervision of works with quality assurance and cost oversight
  • Routine property inspections throughout the tenancy
  • End-of-tenancy inspection and reconciliation of inventory
  • Professional handling of deposit negotiations relating to fair wear and tear
  • Tenancy renewal or termination management

Fee:

  • 10% + VAT of monthly rental income (throughout tenancy)
  • 2.5 weeks’ rent + VAT (initial onboarding fee)

  • Electrical Installation Condition Report (EICR): £250 + VAT
  • PAT Testing: £150 + VAT (1-5)
  • Legal Notices Section 8 notice: £175 + VAT
  • Check-out inspection: £180 + VAT
  • Rent protection insurance quotation on request.
  • Inventory services:
    • Studio: £110 + VAT
    • 1 bed: £125 + VAT
    • 2 bed: £150 + VAT
    • 3/4 bed: £210 + VAT
    • 5+ bed: £250 + VAT
    • Furnished and luxury properties may require bespoke pricing.
  • Court attendance (if required): £75 per hour +VAT
  • Selective licensing applications £200 +VAT
